Southampton industrial property sold for £5.7m by TT Group

TT Group, previously known as Telereal Trillium, has successfully sold an industrial site at the Solent Industrial Estate in Southampton for £5.7 million to a private company based in the United Arab Emirates. The identity of the buyer remains undisclosed, and the transaction was facilitated by LSH.

The 1.85-acre site comprises two self-contained units, with Unit 30 currently leased long-term to Sentry Self Storage Limited, a family-owned self-storage business. Unit 29, on the other hand, recently secured a 10-year lease with international freight forwarder Active Freight Management at an annual rent of £196,950.

Solent Industrial Estate is a well-established industrial park with strategic access to major locations such as Portsmouth, Southampton, and London. Notable occupiers in the area include Screwfix, Wickes, DPD, and Magnet, as well as retailers at the nearby Hedge End Retail Park like Sainsbury’s and Marks & Spencer.

Paul Munday, Head of Investment Acquisitions at TT Group, emphasized the company’s skill in identifying assets with value-adding potential and realizing returns through active asset management. With the site fully occupied, TT Group opted to exit the investment, but remains committed to seeking out similar opportunities for future enhancement across the UK.
