New Apartment Development Plans for Fort Lauderdale Trailer Park

A developer is planning to construct a 978-unit apartment complex at the Pan American Estates Mobile Home Park in Fort Lauderdale. Saulo Perez, a South Florida-based real estate developer, is behind the project located at 150 Northwest 68th Street in the Cypress Creek neighborhood, as per city records. The Fort Lauderdale Development Review Committee is set to vote on the project during its upcoming meeting.

The development, designed by MSA Architects, will be carried out in three phases. Phase I will feature 329 apartments spread across five five-story buildings and a lake. Phase II will consist of 290 units in four five-story buildings and four townhouses in a row of two-story buildings. The third phase will see an eight-story, 355-unit building come to fruition. In total, the project aims to offer 1,544 parking spaces.

The project’s design draws inspiration from the architectural style of Rosemary Beach, reminiscent of the French Quarter in New Orleans. Perez, through his company Cypress Development LLC, acquired the mobile home park site last year for a nominal amount of . The site, which was once home to over 200 families, has been mostly vacated after offering households financial incentives to relocate.

Perez, who has previously been affiliated with Dallas-based Trammell Crow Residential, has experience working on various multifamily developments under the Alexan brand. His real estate firm is now known as REZFlorida. Redevelopment of mobile home parks in South Florida is a growing trend, as seen with similar projects proposed in North Miami and Miami-Dade County in recent times.
